I FIND it unbelievable that Bournemouth Council is prepared to leave the £8million IMAX site for 15 years at half cock waiting for a commercial developer.

Bite the bullet and realise without a commercial proposition no one will be interested in a none profit making, wet-weather attraction.

It will have to be a commercial profit making building first. Admit it, the whole site will have to be developed to make it a viable proposition.

There are hotel management companies looking for sites to invest in, where they can have 80 per cent occupancy levels and this is a perfect site, but it would have to include at least one floor for public council attractions such as an ice rink and swimming pool.

My idea is to have two underground levels for 1,000 cars (profits on this to the developer for the first five years, which then reverts back to the council).

The ground floor, plus half the first floor would be suitable for council public wet-weather attractions and the other half the hotel reception, lounge, kitchen and dining room.

The next two or three floors could be used for hotel bedrooms and half the roof area for hotel spas, sundeck area and restaurant. The other half of the roof could be used for a public restaurant, spas and children’s open air play area.

It could be a viable and very attractive building.
