For a third-in-a-series horror, this isn’t really as bad as you might have come to expect – though it’s by no means a classy piece of film-making.
Long-haired nasty Kayako is back and wreaking havoc, this time in the apartment of the last victim from film number two.
Saw films survivor Shawnee Smith plays a fairly drab and unenthusiastic investigative doctor (and she doesn’t survive this time – ha!), while the young orphan family in charge of the apartments struggle to make a living and ignore the strange goings-on.
The scares are plentiful though not in the slightest bit subtle, and the storyline sticks enough to the original, with flashbacks aplenty, to keep it relevant.
