A STUDIO flat in Boscombe will go under the hammer with a guide price of £60,000 to £65,000.

Flat 2, The Firs, located at 13 Cecil Road, will go up for auction next month.

The flat comprises an entrance lobby, kitchen/living room/bedroom, and a shower room with toilet.

It is among 135 lots across southern England listed by Clive Emson Auctioneers in what will be the firm’s first auction of eight to be held this year.

Rob Marchant, Dorset auctioneer, said: “This ground floor studio flat, to the rear of the building, requires a programme of upgrading and refurbishment, to include damp treatment.

“It is considered worthy of the improvements required, beyond which the flat, on the remainder of a 189-year lease from June 1987, is considered ideal for owner occupation or for addition to an income-producing portfolio.”

It is being jointly auctioned with House & Son.

The auction ends on Wednesday, February 7.

Live bidding will take place 48 hours beforehand.

Clive Emson Auctioneers, which is in its 35th year, has been instructed by vendors to sell a total of 135 lots.

Of these, 71 are vacant residential, 16 investment, 30 commercial, 11 development, and seven grazing/land.
