A DECISION on revised plans for a larger block of flats at a former pub site in Poole will be made today.

BCP Council's planning officers have recommended the approval of Poole-based AJ Developments’ plans for a block of 86 flats at the former Sloop pub site in Commercial Road.

The developer previously gained full planning permission for a 74-home scheme at the site, before subsequently submitting a new plan to expand the project by 12 extra homes.

As reported, demolition of The Sloop pub was completed in February ahead of delivering the originally approved flats.

BCP Council’s planning committee will consider the adapted plans on Thursday, September 22, following a ‘call-in’ by ward councillor Steve Baron, who cited several areas of concern including bulk, lack of affordable housing provision and highway issues.

The Society for Poole also objected to the plans.

However, heritage consultant Duncan Coe said there was “no evidence” that the main change of an additional storey to make way for the added flats “would alter the previous conclusions that there are no harms to any nearby heritage asset.”

Pure Town Planning, meanwhile, said: “The proposed layout of the site would remain almost identical to the approved scheme. The building footprint would remain the same as well as the points of vehicle and pedestrian access.

“At ground floor the layout has been altered slightly resulting in a loss of two parking spaces but a substantial increase in bike storage.”

The applicant also confirmed that the current scheme would include provision for nine discounted market value rent units.

This was cited as one of the reasons BCP Council’s planning officer recommended the committee approve the amended plans fully.

In their report, the officer said: “The proposed scheme would make an efficient use of the land here. Although it is acknowledged that the scheme is close to other buildings, it is similar to other development in the area and would not have a detrimental visual impact outside the site.

“Having recognised the collective benefits of the proposed scheme, it is concluded that the proposals would achieve the economic, environmental and social objectives of sustainable development, in compliance with the adopted policies of the Development Plan and should therefore be recommended for approval.”

If approved, AJ Developments' new seven-storey plan would provide one three-bed, 12 two-bed and 73 one-bed flats.

There would also be 46 car parking spaces and 120 cycle spaces provided on site.
