PLANS for more than 100 new ‘affordable’ homes on former school land in Poole could be given the green light this week.

Poole Housing Partnership’s proposal for 81 houses and a block of 29 indepedent living apartments on ground which was previously Hillbourne School and Nursery in Kitchener Crescent are recommended for approval by BCP Council’s planning committee.

The application, which is due to go before the committee on Thursday, February 3, includes a new vehicle and pedestrian access, as well as a link path between Kitchener Crescent and Hillbourne Road.

A report by case officer Emma McCready says the application has been referred for a decision by councillors as it is a major development where BCP Council has an interest in the land.

Providing a recommendation to grant the application, Ms McCready’s report says: “The social and economic benefits of providing 110 dwellings with built form which is in keeping with the pattern of development in the area outweighs any minor harm to the existing environment which cannot be overcome by the proposed enhancements and therefore, the scheme would achieve the economic, social and environmental objectives of sustainable development.”

The proposed housing in Creekmoor is located on land to the north and south of the multi-million-pound Hillbourne Primary School building, which opened last year.

If approved, the housing would provide 29 one-bed apartments, 40 two-bed houses and 41 three-bed houses, all of which will be ‘affordable housing’ or shared ownership.

It was previously reported that the proceeds of the housing scheme would cover about half the costs of the work on the new school building.

Last year, Poole Housing Partnership, the council’s arm’s length management organisation, said subject to securing planning permission, it is aiming to start construction in May this year and have it completed by the summer of 2024.

A design and access statement submitted on behalf of the applicant by Kendall Kingscott said: “The proposals for affordable housing at Hillbourne have grown out of a collaborative dialogue with BCP Council and consultations with local residents and specialist consultants.

“The proposals will create sustainable and contemporary homes designed for residents of all ages and backgrounds.

"The scheme has been designed to compliment the existing neighbourhood at Hillbourne.”
