BELL-INGRAM has concluded the pre-let of the major part of a 32,000

sq.ft office block, which has yet to be built in Ayr's Carrick Street.

Based on a general remit provided by Property Holdings Scotland on

behalf of the Employment Service in October 1991, the Carrick Street

transaction involved identifying a suitable site, purchase at an

acceptable price, and subsequent negotiations with both the local

planning department and Property Holdings Scotland on specification, and

lease terms and conditions.

John Cowan, Bell-Ingram director in Ayr, comments: ''After nine months

of negotiation, I can report the successful achievement of a total of

approx 18,000 sq.ft of office accommodation in Carrick Street. The

initial rental for the property has been fixed at #234,000 per annum, an

overall rate of #13 per sq.ft.

''This particular development is the first of several planned by R&R

Investments of Firpark Street, Glasgow, within the Ayr area, and entry

is forecast for January or February 1994 -- by which time we anticipate

the balance of the block will have been let.''

Meanwhile, on behalf of Commercial Union, joint property agents

Richard Ellis and Douglas Inglis & Partners have let office space at 2

Water Lane, Kilmarnock.

The 750 sq.ft unit, part of an established retail and office

development, has been taken by Cairngorm Windows. The annual rent is

#4100. Standard FRI terms apply.

The sales office will be the company's first move into the central

belt.
