HUNDREDS of extra people who could move into Barclays House would have an impact on NHS resources, it has been claimed. 

NHS Dorset has said that the proposed redevelopment of the iconic former office block in Poole could bring an extra 869 people to the area. 

Vision Capital Real Estate wants to create 362 apartments at the unoccupied site.

In a letter to the council, Dr Colin Davidson, of NHS Dorset’s infrastructure and workforce planning team, asked that the developers make a financial contribution of £48,278 to mitigate any impact.

He said the NHS has concerns that the development would have an “impact on NHS resources within the Poole primary care network”. 

“This increase in population will impact on the local NHS resources in terms of the primary and community care,” he said.

“Should this planning application be successful, we would request that a financial contribution is provided to fund the additional NHS infrastructure from the Community Infrastructure Levy or Section 106 agreements that will be in place with the developer, towards a surgery or a number of surgeries in the local area of Poole.

“The Department of Health’s ‘Health Building Note 11-01: Facilities for primary and community care services’ is the design guide for primary care premises which should be considered as a minimum standard for sizing and configuration of surgery buildings and health centres taking into account patient list size. 

“For local primary care services, the estimated cost of creating an additional clinical room (plus increased ancillary space (ie. corridors, amending waiting areas, etc) is in the region of £100,000.”

As it stands, the applicants for Barclays House must contribute £119,822 to the council’s heathland strategic, access management and monitoring policy (SAMM) and £42,716 towards the Poole Harbour recreation SAMM. 

Documents state they must also pay £421,368 towards nutrient reduction in Poole Harbour, which would mitigate extra nutrients in the harbour from the development. 

As reported, land registry documents show Vision Capital Real Estate, which has its office in Sandford Lane, Wareham, bought Barclays House earlier this year for £5.3 million. 

If planning permission is granted, the firm hopes to create a mixture of 192 one-bedroom suites, 72 one-bedroom apartments and 98 two-bedroom apartments across eight floors. 

The proposal is currently out for consultation and a decision is yet to be made.
