PLANS for a revamp at a seafront restaurant in Christchurch have been given the green light.

The Noisy Lobster at Avon Beach has obtained planning permission for a number of internal and external changes.

A planning officer said the proposed refurbishment would “help secure the longevity and significant existing economic benefit of the restaurant”.

The Noisy Lobster owners had submitted a planning application for the site in August.

They sought permission to create a bigger first floor terrace with larger windows, and an extension to, as well as partial demolition of, the ground floor.

Internal ‘re-configurations’ were also proposed throughout the restaurant, and alterations to the ground floor entrance to “improve the aesthetics of the building”.

The applicant suggested the changes would improve the overall layout, flow and accessibility of the restaurant, and create better views of the shoreline approximately 20m away.

However, once implemented, the new design will see the number of covers inside and out the building reduced from 253 to 235.

Speaking at the time, a spokesperson for the Noisy Lobster said they were “very proud” to be “investing further” into the restaurant.

In recommending the planning application for approval, a planning officer said: “Although the proposals would result in loss of modest covers, it is noted the alterations and extension proposed would contribute to the improvement of the restaurant and subsequently, it would help secure the longevity and significant existing economic benefit of the restaurant in accordance with the local plan and National Planning Policy Framework.

“There are also social benefits from the provision of the facility to beach visitors.”

The officer said the proposal was a “reasonable distance from neighbouring property” and would therefore “not result in an overlooking or overbearing impact”.

It was also noted that protected trees, right of way, highways and existing parking in the area would “not be impacted by the proposal”, making the environmental impacts “acceptable”.

BCP Council granted full planning permission to the Noisy Lobster on October 19.

It is not known when the refurbishment works are due to begin.
