A MAJOR development set to become one of the largest buildings in Poole could be built by 2025, its new developer has said.

Bristol-based developer The PG Group has acquired the Poole town centre site formerly occupied by St John’s House in Serpentine Road after a deal was agreed in late October last year.

New plans for the site differ slightly from the originally approved proposals for 203 apartments in a 14-storey block, with PG Group announcing the development will reach 13-storeys and house 205 studio, one, two and three bedroom apartments.

When complete, the development will also include ground-floor commercial space, two integral decks of parking, bicycle storage and a roof garden.

Poole Borough Council approved plans for the site to be converted into apartments in August 2017. Prior to its demolition, the derelict St John’s House had become a magnet for rough sleepers and anti-social behaviour.

The former HMRC office block was eventually demolished in September 2017 and the site has been left cordoned off in the years since.

In September, the Echo reported that early drainage work had been undertaken for the development.

One month later, The PG Group made a deal to obtain the site from original developer Leaf Property Group and more work is expected to begin soon.

A spokesperson for the new developer said: “The PG Group is delighted to announce that they have acquired a new site in Poole, with plans to build 205 apartments.

“As you may know the site sits adjacent to the Barclays House building and has been vacant since 2017. Once the development is complete it will be one of the largest buildings in Poole.

“We acquired the site from Leaf Property Group, who commenced work on site prior to our acquisition.

“The new building will be a fantastic opportunity for people to reside close to the centre of Poole town, with many of the units having fantastic views over Poole Harbour, Brownsea Island and Sandbanks.”

The estimated completion date is spring/summer 2025.

In 2015, the Borough of Poole adopted a new blueprint for town centre regeneration for the next three decades, allowing for the construction of buildings exceeding six storeys in Town Centre North.
