A PUB in Ferndown is up for sale for more than £600,000.

The Kings Arms, a closed pub off Ringwood Road, is listed for sale on Savills.

The estate agent is seeking offers in excess of £600,000 and say they have “already received strong interest from a variety of end users and investors”.

The pub is detached and across two storeys, with a gross internal area of approximately 351 square metres.

It is located in a 'prominent roadside position' and on a site of approximately 0.44 acres.

A description of the property on the Savills website reads: “The property comprises a detached two storey public house with painted elevations under a pitched tiled roof.

“Upon entering the property at ground floor level is a public bar area (40 covers) and central bar servery. Beyond this is a restaurant area with seating for 50 customers.

“Gent's, ladies' and disabled WC facilities are located to the left of the ground floor, with a commercial kitchen, small office, cellar, utility room and wash up area located to the rear.

“First floor provides manager's accommodation and includes a lounge, kitchen, 3 double bedrooms and a bathroom.

“Externally there is a tarmacadam car park (40 spaces) located to the rear of the property, a paved beer garden (40 covers) and garage. The site measures 0.44 acres (0.18ha).

“Offers in excess of £600,000 are invited for the freehold interest with vacant possession on completion.”

In February 2021, the Kings Arms was put up for sale for more than £120,000 on a “free of tie lease”.

In the following year, an application was submitted to demolish the pub and then build ten three-bed homes on the site.

The developers, Fortitudo Property, then withdrew the application after it attracted dozens of objections including from Ferndown town council.

Dorset Council ruled that plans for the demolition of the site, that were due to start in April 2022, could not go ahead without that application going through the full planning process.
