PLANS have been resubmitted for the demolition of a Bournemouth hotel to be replaced with a scaled down version of a previously refused plan. 

Initial plans to demolish Babbacombe Lodge in West Hill Road, West Cliff, and replace it with 24 apartments and six holiday lets were refused by BCP Council in August this year.

They were refused on the grounds that the proposed building would “cause harm” to the character and appearance of the area and it would “fail to provide an acceptable standard of accommodation” for future occupants, amongst other reasons.

Harlequin Homes has now resubmitted a revised project which will see the building scaled down in size with significant changes to the design of the roof.

As part of the application, Harlequin Homes has requested to once again demolish Babbacombe Lodge, built in the 19th Century, and build in its place 18 residential apartments and five holiday lets, with associated access, parking and bin storage. 

The ground floor would provide holiday flats and residents’ cycle storage, whilst the upper three floors would feature six units of open market accommodation.

A design and access statement by Pure Town Planning said: “The proposed development recognises the Victorian beginnings of the area and the design and appearance of the scheme draws influence from the Victorian period.  

“The robust materials and high-quality detailing of the proposed building have been informed by the CAAMP and the local context, whilst the footprint of the new building is similar to the existing building, which ensures the existing building to plot ratio and spacious site characteristics are retained.

"For these reasons, it is concluded that the proposed development will enhance the character and appearance of the CA.” 

It adds: “The proposed residential use for this site is wholly appropriate, due to the excellent siting within Bournemouth town centre and close proximity to local facilities and services, schools, leisure facilities, beaches and transport connections. 

“This proposal would make a valuable contribution to the local housing need for one- and two-bedroom properties in the form of flats.” 

Residents can submit their comments by November 17 on BCP Council’s planning portal.
