PERMISSION has been agreed for up to 75 homes at Lower Bryanston Farm off Fair Mile Road.

The outline planning application has been given consent for access to the site off New Road, Bryanston, although none of the main details of the final scheme have been approved and will need to be subject to a further agreements with Dorset Council planners.

The ‘in principal’ permission relates to land north east of the farm which the applicants, Bryanston (RFE) Ltd, say could accommodate the homes, parking for 120 cars and new landscaping, including public open spaces.

Bryanston parish council had objected to the application, telling Dorset Council: “This site is totally in the Dorset Area of Outstanding Natural Beauty which once gone, has gone forever.”

It claims that if the scheme is allowed it, together with other approved homes in the area, will put demands on the infrastructure with little opportunity for the residents to find jobs, schooling, health provision or good public transport.

The parish also claimed that the new road junction would seriously reduce the safety for all users while it told Dorset Council “the pedestrian, cycle and disabled access proposed from the site will actively endanger life.”

All of the claims are denied by the developers with Dorset Highways officers stating that the proposal comply with the appropriate guidance for visibility although it says that, at times, queuing could happen on the proposed mini roundabout at peak times.

“The County Highway Authority considers that the submitted Transport Assessment and the support Transport Assessment addendum are satisfactory and robust and that the proposed mitigation measures are both necessary and appropriate. Whilst it is accepted that the proposal will obviously increase traffic flows on the immediate highway network the residual cumulative impact of the development cannot be thought to be "severe",” said their report.
