A ‘RARE’ development site has been sold for five million pounds on Bournemouth's East Cliff.

Radcliffe Court, on Manor Road has planning permission for an art deco style building of 26 luxury apartments over six floors.

The applicant, Lynwood Park Ltd and Tyrell Investments Inc applied for planning permission which included the demolition and erection of a six storey block of 26 units with basement and surface parking with bin and cycle stores.

Permission for the development was granted in 2019 and the site along with planning permission has now been sold for five million pounds.

A design and access statement submitted with the application said: “The existing building on the site was last used as a number of residential flats which gradually became vacated over the years as the condition of the building deteriorated.

“For whatever reasons the flats were never reoccupied, and the building continued to deteriorate. I understand that there were issues in relation to covenants, leaseholds and freehold disputes.”

Developers added that the new building would have a “positive visual” impact and would provide high quality accommodation for future occupants.

The statement said: “The proposal to construct a block of 26 residential units is supported in principle by the Core Strategy (2012), which seeks to direct appropriate ‘urban intensification’ to the area and will contribute to the delivery of quality homes in a sustainable location within Bournemouth.

“The design and layout of the proposal will ensure that the development will have a positive visual impact within the character of the Conservation Area and the wider area in general and does not negatively impact the amenity of neighbouring properties.

"It will provide a high quality standard of accommodation for its future occupants, with abundant communal outdoor amenity space, and adequate parking and access.”

The developer says the existing trees, which are to be retained, will not be adversely impacted by the proposed development and will be protected during the construction phase.
