PLANS to build four blocks of 26 flats and to demolish the existing building have been submitted to officials.

Dave Wells Properties has applied for permission to demolish the existing building in Bournemouth Road, Poole, and replace it with the flats and associated parking.

A design and access statement submitted to BCP Council with the application said: “The use of the proposed development is residential. This is entirely compatible with neighbouring uses and the character of the locality.

“A total of 26 units are proposed in a mix of 18, two-beds and eight one-beds, spread across four blocks.

“The front two blocks would have a footprint of 200sqm, while the two at the rear would be slightly smaller at 175sqm.

“All four blocks would be well within the range found locally – indeed, the footprint of the two frontage blocks is commensurate with the existing block of flats on the site.

“Communal entrances, residential units, bin and cycle storage would be situated at groundfloor level, with stairs allowing for easy access to the additional accommodation on the floors above.

“A number of units would enjoy their own private balconies to provide private outdoor amenity space.”

Developers state the layout of the scheme has been led by the relationship with the adjacent buildings.

It added: “The layout has been influenced by the retained trees, making sure that a comfortable relationship would subsist and that built form could be accommodated without prejudicing their welfare.

“Turning to the amenity of future residents of the scheme, the four blocks have been designed to ensure that no opportunities for mutual overlooking or harmful overshadowing would arise.”

A residual valuation summary determined the overall cost of the scheme would be £5,307,469. Its revenue would be a total of £6,002,000.

It added: “The reasons for the sites overall economic viability issues are that the CIL charge is particularly high combined with the high existing use value of the site.

“It is clear that there is no likelihood of the site being delivered with any affordable housing contribution.”

The statement concluded: “The proposal presents a sustainable form of development, contributing to the economic, social and environmental wellbeing of Poole.

“The applicant respectfully requests that this application be determined favourably.”
