PLANS have been submitted for a new building for the repair and storage of boats at Parkstone Bay Marina.

The marina has applied to planning officials for the building which would replace the existing canopy.

A statement submitted as part of the application said: “The application seeks full permission to erect a building for the repair and storage of boats.

“The design philosophy works in harmony with the site’s opportunities and constraints, the varied character of the locality, as well as well as the need set out in the National Planning Policy Framework (NPPF) to make the optimal use of land.

“The scheme has been carefully conceived to be consistent with the existing boat workshop buildings at Parkstone Bay Marina as well as to achieve a positive assimilation into the character of the area.

“The use of the proposed residential is boat storage and repair, which is similar to the wider use of the site and closely linked to the marine industry.

“The proposed building is located inland from the water frontage and located within the marina and close to the marina car park.

“The building itself will terminate an existing line of buildings which run along the south eastern boundary of the site to enable them to be visible and accessible for all visitors and berth holders.

“The proposal would not be readily viewed from outside the site and in views across the water from the Whitecliff promenade; the backdrop of trees and houses on raised ground along Pearce Avenue would remain the dominant feature.”

The statement added that the building would be “in keeping” with the traditional boatyard and would visually be “an enhancement”.

It continued: “The site has an existing vehicular access onto the highway network via Turks Lane which would remain unaffected.

“The proposal would involve only existing boat/marine related activities where there is already formal and informal parking arrangements in place when boats are manoeuvred around the site.

“Public access to the marina will be available as existing, but strictly controlled by via the existing facilities building.

“The proposal presents a sustainable form of development, contributing to the economic, social and environmental wellbeing of Poole.”
