PLANS for a “once-in-a-generation” development for an inland surfing lagoon near a Dorset country park have been revealed.

Developer W H White has unveiled the major proposal for Brocks Pine in St Leonards, which would involves “significant improvements” to Avon Heath Country Park.

The firm controls land either side of Brocks Pine, near the A31, while Dorset Council owns and manages the country park.

A statement from W H White said: “The proposal presents a once-in-a-generation opportunity for a world-class inland surfing lagoon.

“The cove-shaped lagoon, which is supported by governing body Surf England, will provide a safe, accessible and enjoyable surf experience for everyone, including those requiring adaptive surfing, as well as white-water waves for beginners and up to 1.8-metre barrelling waves for elite surfers and a family orientated environment for all to enjoy all year round.

“A surf lagoon here in Dorset would cement the region’s reputation as a surf destination and promote year-round linked trips and staycations, securing significant benefits to the tourism and hospitality economy in Dorset and help deliver the step-change required to lead the regional recovery from the Covid-19 pandemic.”

W H White said working with the council to improve the country park, alongside an area of natural greenspace to preserve the heathlands at no cost to the tax payer, was key to its plan. The wider Avon Heath Country Park will continue to be owned and operated by Dorset Council, with its established facilities, open spaces and events.

If progressed, the lagoon would create up to 40 jobs, promote tourism in the area with year-round trips and staycations and use solar power technology to use on-site renewable energy to contribute to the facility’s operation.

W H White said it has the means and experience to deliver the development and detailed discussions have taken place with Natural England, Surf England and Highways England.

A Dorset Council spokeswoman said: "We are aware of the plans for Brocks Pine.  The planning application hasn't been submitted.

"When it is it will be scrutinised by officers, councillors and open to comments from the public."

The plans are still in their early stages and Avon Heath Country Park will remain open, the developer said.

The views of residents are now sought. Feedback on the plan online at brockspine.co.uk, by calling 0800 080 3177 or by emailing brockspine@devcomms.co.uk. A public exhibition will take place at St Leonards & St Ives Village Hall in Braeside Road on Thursday, September 9, from 2pm to 8pm.
