DEVELOPERS have launched plans for more than 50 new homes on the side of a main route through Christchurch in a "gateway location".

Fortitudo Ltd is seeking outline permission for a scheme on land at the corner of Barrack Road and The Grove.

The firm wants to build a block of 51 apartments and four dwelling houses.

At present the site is made up of an area of grass and hard surface used by a business for open storage.

Fortitudo's housing bid comes as BCP Council planners assess a proposal from a different developer for three blocks of 38 flats a short distance away in Barrack Road.

A planning, design and access statement by Chapman Lily Planning Ltd on behalf of Fortitudo describes the development site as a "gateway location".

"The proposed dwellings would make more efficient use of urban land, which is on a prime transport corridor," the statement says.

"The proposed dwellings would provide modern, fit-for-purpose accommodation, meeting an identified need for one and two bedroom flats and two-bed dwellings.

"The design, scale and appearance of the development will compliment the locality and the design has been carefully conceived to avoid harm to neighbour amenity and ensure that a comfortable relationship subsists."

The scheme would provide 35 one-bed and 16 two-bed apartments over four floors alongside four two-bed dwelling houses, which would each have private gardens.

A total of 23 parking spaces are proposed, with the majority under the ground floor of the accommodation.

Chapman Lily Planning's statement says this number of spaces would be "in excess" of the parking requirements set out by BCP Council.

The local authority's planning department has been asked to only consider the access, layout, scale and appearance of the proposal, with subsequent applications required for the rest of the details.

As reported, Calendula Assets Limited, which trades under the name of DWP Housing Partnership, has submitted plans to demolish the existing buildings at 215 to 225 Barrack Road, including the Dragon Palace restaurant, to make way for three blocks of 38 flats was submitted to Christchurch Town Council.

If approved, this scheme would provide 38 flats with 21 parking spaces proposed.
