DETAILS of plans to build more than 30,000 new homes across Dorset have emerged in the county’s local plan.

The government has said 30,481 new homes must be built in Dorset by 2038 - around 1,793 each year.

Residents have until March 15 to share their views on where the homes should be built, and which areas should be protected from developments.

More than 7,500 new homes are proposed for South Eastern Dorset, the second largest share of the new development, including some on protected green-belt areas.

Corfe Mullen

Plans for 400 homes in Corfe Mullen are revealed in the document, including near Pardy’s Hill and Haywards Lane.

Its vision is, by 2038, Corfe Mullen will have increased housing provision to help meet the needs of the area, an increased range of local facilities and a vibrant local centre, and a positive outfacing edge within the green belt.

It said: “There is an opportunity to increase the village’s offer of local facilities through the development of land south of Blandford Road.”

Upton

The council has published plans for 92 homes in Upton, considered to be more than a suburb of Poole.

By 2038, Upton will have its own identity as a town, provide a focal point for future development at Upton Cross, have new family housing and affordable housing and have improved pedestrian and cycle links.

A planning application has been submitted for 90 homes as an extension to the recently completed development at Policeman’s Lane.

Blandford

Nearly 1,000 homes have been planned for Blandford Forum, and the vision for 2038 is to have a good balance between housing and jobs and a vibrant town centre in Blandford.

The local plan details proposals for 975 homes in the town, including 350 at St Mary’s Hill and 180 at The Brewery.

Ferndown and West Parley

In Ferndown and West Parley, 1640 homes are planned as part of the local plan.

The council wants to see the area have its own identity by 2038 and see an increase in housing and family housing.

Dudsbury Golf Course will deliver 700 homes under the plan, as well as land for a new first school and community facilities.

St Leonards and St Ives

There are no significant expansions planned for St Leonards and St Ives, but the council wants it to have an increased range of local facilities by 2038.

Swanage

Swanage could see 188 new homes built according to the proposal.

Land at Northbrook Road East will deliver 90 homes, land west of Swanage Allotments will deliver 150 new homes, and the council wants to regenerate the town centre.

It hopes, by 2038, it will be a vibrant and welcoming community and have a thriving economy.

Verwood

One hundred homes are planned for Verwood, and Dorset Council wants the town to be a “key town centre serving the eastern part of Dorset”.

By 2038, the town will have a “thriving busy centre”, benefit from additional areas of housing development and have suitable educational provision for children, including its own upper school.

Land south of Manor Road has been proposed to deliver around 100 homes.

Wareham

The development of Westminster Road Industrial Estate and John’s Road will deliver 45 new homes under the local plan.

Around 100 homes will be delivered from the redevelopment of the former middle school, 40 homes from the redevelopment of the Bonnet’s Lane Care Home and 20 homes from the redevelopment of the Autopoint Garage.

West Moors

Proposals are revealed for 170 new homes in West Moors and the council wants West Moors to have its own distinct character.

The land to the north of the Azalea Roundabout on the A31 is proposed for residential development and will deliver around 170 dwellings.

Wimborne Minster and Colehill

Nearly 500 homes are planned for Wimborne Minster and Colehill.

As well as construction already ongoing at Cuthbury and Leigh Road, land at Leigh Farm will provide 65 homes, east of Northleigh Lane will prove 100 homes, north of Wimborne Road will provide 140 homes and south of Wimborne Road West will provide 190 homes.

A primary shopping area, including primary and secondary shopping frontages, has been designated within Wimborne town centre.

Alderholt

Consultation is still ongoing on how to expand Alderholt.

By 2038, the council hopes it will either have some additional housing and an improved recreation ground, or have a new town centre, enhanced leisure and recreation hub and enhanced links to Fordingbridge and nearby towns.

Lytchett Matravers and Lytchett Minster

The plan outlines proposals for 350 new homes in Lytchett Matravers. Lytchett Minster will “have some development appropriate to its rural location”.

Land between Wareham Road and Foxhills Road will have capacity for around 120 homes.

Sturminster Marshall

Sturminster Marshall has been earmarked for 425 homes, including 120 at Sturminster Marshall Golf Course.

The plan says although the golf course is in use, it is “underused”.

The council hopes Sturminster Marshall will act as a focal point for smaller settlements nearby.

Wool

More than 750 homes have been earmarked for Wool, although consultation is still ongoing.

There are plans for residential development on the proposed allocations1 to the west of the existing village delivering around 470 new homes and a 65 unit extra care facility and additional residential allocations to the west of East Burton to deliver around 300 new homes.
