DETAILS have been revealed about major plans to create more than 300 homes alongside a retail unit, rugby club and playing fields in East Dorset.

The application in relation to the development on land south of Leigh Road, Wimborne has been submitted to the council.

This latest round of plans relate to reserved matters of landscaping, scale, appearance and layout for the residential and retail elements of the scheme.

Consideration of the rugby club and pitches have been excluded by the applicants at this stage.

An outline application for the development from Barratt David Wilson Homes was submitted to East Dorset District Council in 2015 and only approved earlier this year.

The scheme features 305 dwellings, including a 28 per cent provision of affordable homes, alongside a 4,500sqft retail unit and public open space.

Most of the homes are two-storey houses, with some bungalows, two-storey apartment buildings and two-and-half-storey houses.

Overall 220 of the properties will be for sale on the open market, with 85 affordable units, split between 59 rented and 26 intermediate/shared ownership properties.

In total the size of the proposed dwellings are:

  • 38 one bed properties (all affordable)
  •  97 two-bed properties (71 open market and 26 affordable)
  •  120 three-bed properties (102 open market and 18 affordable)
  •  50 four-bed or larger properties (47 open market and three affordable)

A statement submitted by the applicants says the end user of the retail unit is not yet known and the internal layout will be confirmed on lease of the premises.

It adds: "The overall development will provide a range of dwelling sizes in order to create sustainable communities and offer a choice of housing.

"In light of the demonstrable need for a range of dwelling sizes within the borough, it is considered that the mix of dwelling sizes proposed is wholly appropriate and is in accordance with relevant national and local policy in this regard."

A consultation process was carried out by Barratt David Wilson Homes through a leaflet mailing process for residents in close proximity to the site and a public exhibition at the Allendale Community Centre in the same month.

A concluding statement from the developer says: "The proposed development will make beneficial use of this site and deliver high quality residential accommodation which will make a significant contribution towards meeting the housing needs of the area."

Residents have until Tuesday, September 18 to have their say on the proposals.
