MAJOR development schemes for two Bournemouth car parks could see discussions with council planning officers progress “shortly”.

Bournemouth Development Company had development plans for Cotlands Road and York Road car parks, and the Eden Glen site approved by Bournemouth Borough Council before the 2019 councils merger in Dorset.

The Lansdowne car parks are earmarked for a major employment-led scheme, with five blocks, two of which would be offices.

The other blocks would include residential accommodation, with all of the towers having retail and café space on the ground floor.

A new multi-storey car park would be built on the existing York Road surface car park site to replace the 390 spaces that would be lost as a result of the development.

Eden Glen car park in the town centre opposite the BH2 Leisure Complex has been lined up to become home to 63 flats designed for young people in a £10.5million scheme.

No provision for residents’ on-site car parking is required and the 64 spaces lost to the development would be provided at other town centre sites.

A spokesperson for Bournemouth Development Company, said: “At Cotlands, we’re looking at options for a mixed use scheme to enhance public realm, create new homes and striking, sustainable office development for existing businesses in the town, while at the same time attracting new occupiers and inward investment.

“At Eden Glen we’re currently reviewing our proposals for delivering new homes to accommodate changes in planning policy and to meet the needs of residents.

“Regeneration takes both time and a holistic approach to make sure that we bring forward proposals that drive tangible, long-term benefits for the community.

“We’re committed to our collective vision with BCP Council and will share more information in due course.”

Following local government reorganisation in Dorset in April 2019, Bournemouth Development Company became a partnership between Muse Developments – a Morgan Sindall Group company – and BCP Council, having previously involved Bournemouth Borough Council.

The Cotlands Road and Eden Glen schemes appear to have been hit by delays.

Bournemouth Development Company’s website said it expected to submit planning applications for both projects in 2021.

At present no formal proposals have been submitted to the council’s planning department, but the firm said its team was working up proposals for the sites and it was looking to progress discussions with planning officers "shortly".

Bournemouth Development Company was provided with an initial list of 16 town centre car parks to bring forward schemes.

To date four have been completed in the form of The Citrus Building, Madeira Road, Berry Court and St Stephen’s Road developments.

Building work on the housing scheme at the former Durley Road car park is ongoing, with the project marking its topping out in November last year.

The council-private partnership’s approved planning application for a huge project at the Winter Gardens has been thrown into uncertainty after the local authority leadership asked its arm’s length urban development company BCP Future Places to consider the best option for the land and the nearby BIC site.
