PLANNERS have given the green light for a new warehouse to be built on a site formerly used as a yard by builders merchant Travis Perkins.

The 53,600sqft building will be on a 2.37-acre site on Ferndown Industrial Estate.

Building work is due to start this summer on the distribution and storage warehouse, called Ferndown 50, and should be finished by March 2023.


Dorset Council was told the development would create five full-time jobs as well as supporting building jobs during the construction.

Planning officer Diana Mezzogori-Curran wrote: “The development proposed would sit comfortably in the context of the site and have no adverse impact on the character and appearance of the immediate area, the amenities of occupants of adjacent properties, biodiversity and road safety and is compliant with development plan policy in relation to these aspects.”

Ferndown Town Council had raised concerns that noise from reversing lorries could bother residents in Bracken Road and Wimborne Road West. It asked for audible reversing warnings to be banned from 11pm-6am.

But the officer said the nearest residents were at least 500 metres away and that imposing such a condition would be “unreasonable”.

Bournemouth-based Haycock Holdings is the owner and developer of Ferndown 50 and recently leased an adjacent two acres of open storage to Keyline, a supplier of civil engineering and drainage materials to the construction industry.

Property consultancy Vail Williams has been appointed jointly with Realest to market the leasehold property.

Bryony Solan, associate at the Bournemouth office of Vail Williams, said: “Commercial demand for quality distribution and storage space is strong. We are confident that Ferndown 50 will be sought after by discerning companies.

“Furthermore, given the cost of energy, Ferndown 50 has a targeted energy performance certificate of A – the highest rating available, meaning potentially lower running costs for the occupier.

“There will be 34 car parking spaces for staff and visitors, with electric vehicle charging points.”

The building will have a 63-metre fenced and gate yard, with five dock level loading doors, two level loading doors and an 11.75m eaves height.
