DEVELOPERS have put forward plans to demolish a house in Poole and replace it with a block of 18 flats – but there will be no on-site car parking.

Pierfront Developments Ltd has submitted a proposal to BCP Council’s planning department for 86 Alexandra Road, which is a “gateway” to Alexandra Park in Parkstone.

The site is currently home to a large house with three car parking spaces.

The plans would see this building flattened. A three-storey block of flats would be built in its place, however, there would be no car parking provision.

This is said to be in line with council planning policy and would create a “sustainable approach to the development”.

Pierfront Developments’ application papers state that the development would include 15 one-bed and three two-bed flats, which would all be sold as market housing properties.

A statement submitted on behalf of the applicant by Dot Architecture said: “The proposal for a flatted development is perfect, given the scale of the scheme on the opposite side of the park entrance.

“The two buildings act as a great gateway to the park and bookend the streets.

“They also offer fantastic opportunity for natural surveillance in the entrance of the park. Currently it’s clear that within the entrance, there is some antisocial behaviour.”

Dot Architecture’s design and access statement said the proposal is a “more contemporary brick design” with a “contemporary twist”.

On the subject of site access, the statement adds: “The location of the site is excellent, so the expectation of walking to most local amenities is realistic.

“Vehicular access is removed entirely to follow the local SPD (Supplementary Planning Document).

“The proposal is for a sustainable approach to the development – and for future users.”

BCP Council’s parking standards SPD, which was adopted in January last year, states that developments in district centres like Parkstone do not require any car parking if the flats are only one and two-bed properties.

Pierfront Developments’ scheme includes a bicycle storage area.

Residents can view the proposal and submit comments up to April 26 on the council’s online planning portal.
