PLANS have been submitted to explore converting part of a vacant retail premises into a hydrotherapy pool in Highcliffe – despite there already being approved proposals to demolish the site for redevelopment.

The former G&T’s original warehouse in Lymington Road was subject to a successful outline planning application from Bournemouth-based company Stonehaven Land Developments to demolish the building and replace it with a four-storey structure.

This scheme intends to introduce a new retail unit on the ground floor and flats above.

However, Michael Finlay has submitted a notification for prior approval of use application for a pool, with associated reception, viewing area and changing facilities.

The plans would see the business take on a section of the building that sits on the corner of Lymington Road and Gordon Road.

The rear section on Gordon Road would retain a retail use.

Mr Finlay’s application comes after plans to demolish and replace his business’ current base at the Rothesay Hotel in Highcliffe with flats were approved by Christchurch Borough Council.

Initial attempts to convert an industrial unit in New Milton were turned down by New Forest District Council planners last month.

The latest plans for the G&T’s building, which has been vacant since January 2018, have been lodged with Bournemouth, Christchurch and Poole Council.

Details included in the application for the pool say the proposed opening hours would be 7am to 8pm Monday to Friday, 8am to 5pm on Saturday and 8am to 2pm on Sunday.

It adds: “Proposed use as hydro pool for swimming lessons to accommodate all age groups.

“No more than four swimmers per group. Client parking to be in local pay and display car parks.”

No objections have been raised by the highways department.

Stonehaven Land Developments’ scheme was met by more than 30 objections from residents, who raised concerns about the impact the new building would have on privacy and amenity and the impact on neighbouring properties during construction.
