A WELL-KNOWN wine shop in Poole could be replaced with another retail unit as well as flats if plans are approved.

Fortitudo, headed up by property developer Richard Carr, has submitted proposals for the Oddbins store in Sandbanks Road, Lilliput.

The shop, which has accommodation above, is located on a large corner plot opposite Fortitudo’s premises.

The company wants to demolish the Oddbins building and build a four-storey block in its place with space for a professional services unit on the ground floor and eight flats over three floors.

Richard Mears, of Pure Town Planning, has submitted a design and access statement detailing the plans to Poole council on Fortitudo’s behalf.

He said the proposed scheme “introduces a high design with a modern innovative approach, which creates a striking development on this highly visible plot.”

Of the current building he said: “It is firmly considered that at best this building makes a neutral contribution to this part of Sandbanks Road.”

Thirteen car parking spaces are proposed for the new development - eight of which would be set within a car parking court for residential use, and the remaining five would be situated at the rear of the site for the use of the commercial unit.

The accommodation would be arranged into six two-bedroom flats and two three-bedroom flats.

Mr Mears said the scheme “reflects and respects the pattern of development and urban grain within the locality and avoids harm to the amenities of neighbouring residents.”

“The proposed use is considered entirely acceptable given the surrounding context is that of retail uses on the ground and residential development to the rear and above these retail units,” he added.
