A DEVELOPER is seeking planning consent to replace an outbuilding on a Boscombe service road with a house.
European Emerging Markets wants to knock down the garage-like outbuilding behind 19 The Crescent and build an in-fill three-storey one-bedroom home.
A planning statement prepared by Pure Town Planning claims that there will be no loss of parking spaces as a result of the development, although the new property will add extra demand.
The statement says: "In this case the replacement of a poorly built ancillary structure with a new dwellinghouse will enhance the character and appearance of the Boscombe Spa Conservation Area".
The applicant also refers to a previous application for an in-fill development at 2 Walpole Road, of which a planning inspector said: "Walpole Lane and the land to the north provide part of the setting of the conservation area.
"The introduction of an additional small residential unit would preserve the character of the conservation area and replacing a set of concrete garages with a purpose built structure of appropriate design would enhance the setting."
