CLEARANCE work has started at a derelict industrial site near Holton Heath where a new commercial complex could eventually support around 100 jobs.

The former Overhill Engineering Works on Wareham Road, which have been vacant for more than a decade, are set to be demolished to make way for the 0.8 hectare complex of 24 separate units.

These units, approved for development by Purbeck District Council (PDC), will be two-storeys high and boast a floor area ranging between 101 and 204sqm.

Plans for the site, which is relatively close to other industrial buildings at Holton Heath, drew few complaints from residents.

Neighbour Kevin Farenden, of Wareham Road, was the only person whose letter opposing the scheme is officially lodged with PDC.

In correspondence to council planners Mr Farenden cited the proximity of a Site of Special Scientific Interest (SSSI) and the potential for extra traffic as his reasons for opposing the development.

Dorset Wildlife Trust conservation officer Hamish Murray also contacted PDC planners to reiterate the close proximity of the development to road verges with important wildlife.

Mr Murray said: "It is important that these verges are fully protected both during the construction phase of the development and in the future operation of the site."

Outline planning permission was first granted to develop the site in June 2015, with further permission - with regards to the appearance and landscaping of the complex - following in July last year.

A report from district council planning case officer Jonathan Maidman confirmed: "The hedging proposed along this boundary will assist in enclosing the site and softening the impact of the new buildings and hard surfacing.

"New planting is also proposed elsewhere within the site, notably along much of the south-western boundary.

"Planning conditions can ensured the landscaping is undertaken in accordance with the scheme submitted and retained afterwards."
