PROPERTY DESCRIPTION

Hurn Court is situated on the western periphery of the Avon Valley, north of the River Stour, between Bournemouth and the historic town of Christchurch. It dates back to the 11th Century when it was a monastic dwelling associated with Christchurch Priory. The Estate came into the ownership of the Earl of Malmesbury in the 1700s (family name Harris, latterly Fitzharris) who redeveloped the property as their country seat, then known as Heron Court. The property has long association with many notable figures, in

particular the composer George Frederick Handel, Lord Nelson, the author Henry Fielding and the famed "hostess" of Prince Edward, Lillie Langtry.

The surrounding fertile farmland is retained to this day by the Malmesbury Estate who some years ago sold the re-named Hurn Court and it became Hurn Court School.

Following the closure of the school in the late 1980's the main house has been divided into 8 individual units and with the adjoining coach house/ stable block and houses in the grounds, there are now a total of 35 properties on the Estate enjoying approx. 10 acres of grounds adjoining the River Stour and accessed via electrically operated security gates from both Hurn (Christchurch) and Holdenhurst Village (Bournemouth).

Hurn Court is truly a unique place to live. Surrounded by open farmland. Wildlife including pheasants, swans, herons and deer frequent the grounds yet it lies within 4 miles of both the centres of Christchurch and Bournemouth (10/15 mins each by car), 7 miles to Ringwood and only 1 mile to the A338 giving easy access to the M27 and approximately 2 hours to London.

Number 32 is one of the 4 individual houses on the periphery of the estate and is set in its own grounds of approximately ½ acre. Individually designed in the Arts and Crafts style and built for the present owner it was completed in 2000 but has been improved and upgraded since. The gardens were redesigned by Chelsea Silver Guilt designer Helen Elks-Smith and landscaped in 2019.

Notable features of the house demonstrating its quality and uniqueness include solid concrete ground and first floors, underfloor heating throughout, corniced ceilings and large moulded skirtings and architraves.

The front porch and oversized oak front door leads to an impressive entrance hall having doors to all principle rooms and a wide ash staircase to the first-floor landing. A triple access lounge measuring approximately 24ft x 15' leads onto the patio at the rear and overlooks the garden and fields to the front. The separate dining room has doors onto the rear garden. The imposing kitchen family room was fitted by 'Schmidt' and offers all the usual appliances and a lovely view over the garden and the estates South lawn. Adjoining is the homes family room and this could be opened up to the kitchen to form a wonderful open plan area. The ground floor is completed by a large utility room and cloakroom designed to include a sauna (not fitted).

The master bedroom suite overlooks the rear garden and includes extensive fitted wardrobes and a stunning en suite bathroom designed by 'Ripples' with quality sanitary ware to include Hansgrohe taps and fittings and a large wet room shower. The guest bedroom also includes a 'Ripples' en suite and fitted wardrobes. Bedrooms 3 & 4 are large doubles fronting front and rear. Bedroom 5 and 6 adjoin and one is currently used as an office. Finally, on the 1st floor is a 'Ripples' family bathroom including both a bath and separate shower.

There is an oversized double garage with twin doors. It is built integral to the house and has cavity walls which offer easy conversion to additional residential accommodation (possibly a granny flat), if required. There is an additional parking space adjoining together with further parking for 4 to 6 cars in the gravel drive.

As detailed earlier the gardens were redesigned and landscaped last year. The rear has a full South aspect. The eastern boundary adjoins the South lawn whilst the Western boundary overlooks the listed walled garden of the original manor house. To the front the house is accessed from the estates West Drive and overlooks an open field and woodland beyond.

The large split-level terrace has both natural Travertine stone and composite decking adjoining rendered walls. The planting has been carefully selected in this area to complete a contemporary design.

Many of the established plants were retained throughout the gardens but additional screening has been planted which will ensure privacy in years to come. There are extensive lawns and a slate path defining the original 'Monks Walk' from past eras.
