PLANS have been submitted to redevelop a former coal yard to make way for new homes.

Brightmark Limited has filed proposals to build 60 dwellings, community facilities and access to Bournemouth Borough Council for the land at the corner of Ashley Road and North Road on the edge of Boscombe and Springbourne.

The application does not define how many of the 60 dwellings will be made up of flats or houses.

However initial plans show some 17 houses and blocks of three and four storey flats.

The preliminary plans show vehicular access from Ashley Road as well as North Road where there would also be pedestrian access.

Several objections have been raised by residents over the plans primarily concerned with the added pressure on parking that any increases in traffic would impose.

Laura Subasic, a resident of North Road, said: "I do not believe that enough parking spaces have been allocated to the number of flats proposed and as a result it’s inevitable that the overflow of cars will park on North Road.

"The planning application does not show a clear image of where the windows and doors to these flats will sit from the North Road perspective. So I have no idea what will directly face my property. However, it’s clear from the plans submitted that these flats will stand taller than then my current home and will overlook my front garden, living room and look directly into my front bedroom.

"I'm very happy with the proposal of the land being used for residential homes and am very happy to see this land being developed. However, further consideration must be given to the points raised above."

North Road resident Evie Dickson added: "We already have too many cars parked in our street and cannot park our cars. As a result we often end up parking many streets away from our homes simply moving the issue else where.

"I would like to note that I'm very happy with the proposal of the land being used for residential homes."

In 2010 the then owners of the land - Starmark Enterprises Ltd, of Old Marylebone Road in London - were ordered to clear up the site which had had become a popular fly-tipping spot, identified by Boscombe West councillor Phil Stanley-Watts.

He told the Echo: "I'm hoping that something will happen urgently. This site has been such a health and safety risk. I have complained bitterly about it for so long."
