PLANS to build 138 homes on land near to the Siemens factory in Poole will go before the council’s planning committee today.

If East Street Developments’ proposals are approved, a combination of 104 flats and 34 houses will be built on the site of a former industrial estate in Sopers Lane.

Part of the site was previously occupied by a factory owned by Poole Pottery. In 2011, it was demolished.

Residents in the surrounding area have raised concerns about the additional traffic which will be brought by the new development, as well as access to the site.

They have also criticised the amount of affordable homes proposed.

The scheme includes four two-bed flats for shared ownership, plus five three-bedroom houses for affordable rent.

The Society For Poole objected to the development. A representative said: “Whilst the use of the site for housing is supported, concerns are raised about the adequacy of tree screening for the new buildings, the means of access, and how construction staff/vehicles will be prevented from disrupting the use of the existing overloaded road network.

“It is suggested that if only one access from the existing road network is to be provided, then a roundabout should be incorporated.”

The scheme would be accessed via a new junction off Sopers Lane.

The development would provide 60 allocated parking spaces – one for each two-bed house and two for every three and four-bed house – and 106 unallocated spaces for the flats. There would also be 28 visitor parking spaces throughout the development.

A number of bike storage areas would be provided for cyclists.

Planning officer Helen Harris, who has recommended councillors grant the planning application, said the development would “make effective use of brownfield land and create an opportunity to provide much needed housing for the borough.”
