PLANNING bosses are set to rule on proposals for a three-storey black of a dozen flats in Canford Cliffs.
Poole Bay Building Company wants permission to demolish a detached house at 38A The Avenue, Poole, to make way for the flats.
Borough of Poole (BOP) planning committee members are due to discuss the application at their next meeting, set for the Civic Centre on Thursday.
A report from council planning officer James Gilfillan, accompanying the application, recommends members refuse the scheme as it stands.
Mr Gilfillan's report concludes: "Due to the size of the building and extent of parking required the scheme does not deliver development that would preserve the prevailing characteristic of blocks of flats in spacious grounds and would result in a poor level of amenity, due to overshadowing from the proposed building and neighbouring building to the south and trees on and adjacent to the site.
"Furthermore the scheme has not demonstrated what contribution it can make towards providing affordable housing and therefore comply with the adopted development plan."
The planning committee is set to convene at 1pm.
