PLANS for 37 retirement flats in Poole have been submitted by McCarthy and Stone.

The national housebuilder wants to demolish three properties in Lindsay Road and replace them with 37 one and two bedroom flats.

They say the homes will provide "much needed" housing for the elderly in a central location.

Proposals include two "distinct" buildings connected by a single storey glazed link, which will be "set well back from Lindsay Road to respect its context among neighbouring properties", a design and access statement said.

On site there will be a homeowners lounge guest suite and what the developers describe as generous communal gardens.

Thirty car parking spaces will also be provided as well as cycle and mobility scooter storage and charging points.

The retention of the majority of the site's existing mature trees and hedging is also planned.

In their statement to Borough of Poole's planning department, McCarthy and Stone describe the building as "an elegant modern design, that embraces the best aspects of contemporary architectural design and incorporates high-quality long lasting building materials."

Residents and neighbours have already been shown the plans at a public exhibition in June.

"At the same time, studies have shown that these developments stimulate the housing chain when homeowners choose to downsize, creating opportunities for families and first-time buyers.

"We have sought to respect the characteristics of the Conservation Area in developing our design and layout. "Our plans include a high-quality design for the apartment building and significant landscaping across the site, ensuring that it maintains its green setting and views through to existing mature trees are protected."
