PROPOSALS for 324 new homes and 16,000sqm of employment space south of Magna Road in Poole have been resubmitted with borough planners.

The plans, which were first lodged earlier this year set aside 130 homes - 40 per cent of the site - as affordable housing.

Some neighbours have complained about possible extra traffic generated by the development, and the environmental impact of the scheme. However, the site, which is outside of the green belt, has been listed as one of the preferred options for development on the draft Poole Local Plan.

This draft plan, which will be further consulted on publicly later this summer, essentially sets out where the Borough of Poole (BOP) would prefer development to occur up until 2033.

While the draft local plan is not a planning application, it is a blueprint outlining possible sites for the development of 14,200 new homes.

The Bearwood planning application, for land south of Magna Road, has been resubmitted by Barratt Homes, David Wilson Homes and W.H.White Ltd.

It was resubmitted, developers say, because the plans include some internal onsite road re-alignments not included in the original submission.

Stuart Goodwill, head of planning at Barratt David Wilson Southampton, said: "There is a mounting challenge to meeting the need for housing, not just in Poole but across the UK.

"We welcome the proposed allocation of land south of Magna Road (within the draft Poole Local Plan) which offers a truly sustainable opportunity to deliver new affordable and family homes to help aspiring local people onto the housing ladder.

"We have a national reputation for delivering high quality affordable homes and are keen to start building great new homes in Poole at the earliest opportunity."

The proposals also include an 88.4 acre public open space, including a green link to the a proposed county park to the north of Magna Road.
