PROPERTY developer Richard Carr could see another of his flat schemes turned down by Poole planners today.

The proposals are for a five-storey development at 30-38 Panorama Road, Canford Cliffs, made up of a restaurant on the ground floor and 31 apartments above .

The plans is set to go before Borough of Poole's planning committee today - along with Mr Carr's plans for Salterns Harbourside Hotel.

The scheme by Fortitudo Property, which employs developer Richard Carr, would see the existing buildings on the site demolished.

Currently the site is made up of a mixture of properties including a chalet style residential home, Panorama motor show room with two flats above, Stephen Noble Estate Agents, an internet company and a yoga studio.

Numbers 30-32 of the site are currently occupied by the Sandbanks Boatyard complex, including boat storage, parking, chandlery, restaurant and workshop.

The entire site would then be turned into a five-storey building with four commercial units on the ground floor - one of which would be a replacement restaurant for the Boatyard.

The upper four floors would be occupied by 31 one to three bedroom flats.

Plans also include a basement level for parking for the flats with a car lift accessing it from The Horseshoe.

There would be an area of hard surface parking for visitors at the front of the site.

The developer has also agreed to pay more than £1.2million to contribute towards the provision of affordable housing.

So far the plans have received 78 objections from neighbours and other members of the public.

Concerns include the size and scale of the development, increase in traffic, potential harm to the Sandbanks Peninsula.

There were also concerns that a five-storey development would "set a precedent" for the area.

But Poole council officers have recommended the scheme be refused as they claim the benefits of the affordable housing contribution do not outweigh "the significant detriment the scheme would have on the character and appearance of the area."
