THIS tiny beach hut is not much bigger than the average garden shed but it has just gone on the market with a whopping price tag of £200,000.

It has no electricity and the neighbours are just feet away but demand is expected to be huge.

Potential buyers will discover the only way to reach their new property is by boat or Noddy train, but it will be hard to put them off in weather like this.

Hut number 305, called Needleview, is the latest to go on sale at Mudeford Sandbank and it is likely to be snapped up quickly.

The price is near the top end of the scale but one hut is believed to have been sold for £250,000 last year.

But the asking price is not the end of the expense. There is a transfer fee of £15,000 and annual costs of £1,986 service charge and £500 council tax. Furthermore, the lease runs out in 2029.

The hut costs more than twice as much as a one-bedroom flat in Boscombe, on the market for £89,000.

And the Daily Echo’s Location supplement also includes a two-bedroom house in Bournemouth for £185,000 and a three-bedroom maisonette in Southbourne for the same price as the hut.

Details from the estate agent reveal the beach hut has views of the Solent and the Isle of Wight and sleeps up to four. It has a gas cooker with two burners, a fridge and a sink.

The description goes on: “It is slightly set back, giving you extra privacy and a safe area for children to play in view of the hut. Set up the barbecue on the decked patio and enjoy the relaxed atmosphere with a drink and friends as the sun sets.”
