Market in top-price properties booming

| BUOYANT: Sales of multi-million-pound homes like these at Sandbanks are still booming, says one local estate agent |
THE million-pound property market is alive and well again in Poole, contrary to suggestions of a slowdown.
Gill Emeny, who owns Tailor Made Estate Agency in Sandbanks, said there has been a real boom in property-buying in the area since the beginning of the year.
She said: "Now that the City bonuses have been paid, we have had a great deal of interest in the Sandbanks and Poole areas.
"From October there was a slowdown, but it has picked up again since the New Year.
"In the past week or so we have had six or seven sales and a lot of interest - it's a huge change from before the bonuses.
"We have even had our first Russian businessman making enquiries."
Tailor Made has around 100 properties on its books, most of which are in the exclusive Sandbanks area where Portsmouth FC manager Harry Redknapp has a home.
But, with many of the properties starting at well over £1 million, Mrs Emeny said potential suitors' expectations about prices are often well below the real figures.

She said: "You can hardly buy anything for less than a million pounds in Sandbanks. Even the cheaper properties are being pulled down and having new, more expensive flats built in their place.
"Any new build is automatically 25 per cent more expensive than it would be if it was an older property.
"This past week we had someone come in looking around the £1m mark, and have now turned their interest to £2m properties.
"Another person doubled their original target price of £2m and is looking at a £4m property across the road."
Research from Halifax Estate Agents at the weekend revealed that the number of £1m properties sold across the UK rose by 36 percent last year.
The London areas of Chelsea and Kensington accounted for the largest number of such sales (961), while Elmbridge in the commuter belt of Surrey recorded the greatest number of million-pound property sales outside of London (335).

Well thats a relief then. There I am worrying about the value of my property going down and the cost of living going up. But the value of property in Sandbanks is not going down and the greedy City Fatcats who have in part contributed to the current financial crunch are ok and able to buy mulit-million pound houses. I shall sleep much better tonight.

my thoughts exactly us Plebs can rest easily knowing that the prices are still soaring and that young people can't afford to buy a shoe box

Yet again the usual 'plebs' (a pleb's words not mine) demonstrate abject jealousy towards those they perceive to be better off than themselves. Instead of commenting negatively on those with money, why not apply your energies to actually generating a better life for yourself? Every negative situation presents an opportunity e.g. a recession means fill your boots with cheap property and Sandbanks in danger of rising sea levels means an opportunity to use the boat more often! Come on, raise your game plebs; be positive for a change![/quote] not jealous at all have 2 houses myself but not too make money we re-mortgaged and rent our larger house out to our daughter and son in law who cant afford to buy as they have children and we downsized so not negative just a tad annoyed that estate agents gloat that the most expensive houses are now even more expensive

An agent says the market is booming? Do you honestly expect him to say prices are dropping like a stone?
The benefit of any property boom surely means more work/income for us at the flat cap end of the bank balance scale.Best not to grumble but see what work is available.

Why does the Echo act as an advertising agent for all these estate agents. Is it because they large amounts of money o advertise and therefore expect a bit of free pulicity.Personally knowing Harry Redknapp lives in the are would put me off.

The "Big Fat Captain Cats of industry will then hopefully sink, along with their extremely ugly, over-priced pads. Jealousy does not even come into the equation.
I own a lovely superbly designed and built pre-war detached property and wold not exchange it for any of the so called designer eye sores built on Sandbanks. They are thrown up as quickly as is possible. Built out of the cheapest materials that one can possibly lay one's hand on, in a grotesque style, leaving little for future generations to admire. The waves will swallow them up long before this happens, or they will simply crumble and deteriorate due to such poor construction in the first place.
Give me a lovely old Victorian, Edwardian, Cottage or house, or even older, located deep in the countryside, or in a less commercial seaside resort, and I would be as happy as a pig in a stye. Who wants to live in an area that is on show to all and sundry. Besieged by millions of Grockels , every summer. I would not give a small fraction of the price asked for these "designer pads", as I value my privacy. Happy sailing Mr Chinn !!!
