A plot of land in the Poole area which is described as having "stunning" marina views is on the market for a price of just under £3 million.
Located in the Lilliput district of Poole the estate agent says it is a "rare opportunity" to purchase a piece of land right by the water.
Planning permission has already been granted for a "substantial" family home on the land.
